Conversion / Renovation
6 Bed HMO and commercial unit - Exeter
The project's brief involved the comprehensive, management, and execution of works to convert a Victorian building. This included transforming the derelict upper floors into a self-contained six-bedroom HMO while maintaining a separate ground floor commercial unit in a conservation area. Key tasks a complete strip-out and refurbishment, separation of the shop and flat, a full rewire, installation of a new heating system, drainage updates, a loft conversion to two additional rooms, a new roof, kitchen, bathrooms, windows, a sprinkler system, fire alarm system, and outdoor renovations for a laundry room and usable garden space. Additionally, energy was prioritized, elevating the property’s EPC rating from F to C.
Residential Extension
Kitchen extension and patio - Exeter
This project comprised the removal of an old extension and the construction of a larger, more contemporary rear extension, which allowed for kitchen to be expanded into the newly available area. The work involved modifying the heating system to add underfloor heating in both the existing and the new extension, as well as a partial rewiring of house, installation of a new kitchen, utility room, and an extra downstairs toilet. Furthermore, Rappsco completed external work to establish a porcelain patio area with steps leading to garden.
Residential Outdoor Living
Outdoor kitchen, patio and decking area
We were tasked with designing and constructing an outdoor kitchen, patio, and raised decking in an underutilized section the garden. The kitchen features rendered walls and slate surfaces, along with a built-in BBQ and sink. The patio is made of Indian sandstone, while the raised decking is crafted from composite materials, complete with glass balustrades and steps leading to the lawn.

Serviced Offices - Exeter
Transforming an art gallery and an outdated office space across four floors into upscale serviced office spaces,

Renovating a partially used commercial building into a three-story production and artwork studio, and restoring a corner of a historic timber frame building that required urgent structural repairs while retaining the original timbers.

Coffee Shop - Exeter
A comprehensive renovation project for a client aimed at converting an old butcher shop a high-end coffee shop in Exeter This involved a complete strip-out, creating an open space with steel reinforcements, installing a damp proof system due to its partially below ground level location, enhancing insulation, flooring, and decoration. The project also included a full rewire, and heating system installation, featuring new gas and water mains, restrooms, a kitchen, and custom carpentry elements.
Nursery - Exeter
Another instance involved transforming an existing industrial commercial building into a children's nursery. This required a complete renovation, including rewiring, installing a fire alarm system, a new gas main, hot water, and an underfloor heating system. Additionally, considerations were made for the size and layout to also incorporate office space, kitchen, laundry room and restrooms.
Residential Extension
Rear extension - Exeter
The customer engaged us to design and construct a single-storey rear extension under Perm Development Rights. The brief outlined the necessary dimensions and specified bifold doors that would open to the garden. We made sure the extension complemented the existing brick and block structure of the house, incorporating parapet walls, a single-ply flat roof, and hidden gutters.
Roofing
Rappsco is equipped to handle a wide range of roofing projects and related tasks, includingishments and full roof replacements. Our services also encompass dormer constructions, Velux-style windows, chimney repairs, leadwork, guttering fascias, soffits, and more.
Slate Roof replacement - Exeter
This project involved a full roof replacement, along with repairs to the roof timbers. The lead parapet perimeter was also damaged and needed attention. We removed the old roof, repaired the timbers, new felt and battens, laid new slate, refurbished the dormers, pointed the chimney, and replaced 1.2 tonnes of lead work, including new plywood linings for the parapet gutters.
Flat roof replacement - Exeter
For this project, the commercial client had an office with a failing felt roof that was leaking and sagging due rot. Our task was to convert it into a warm roof, incorporating 150mm PIR insulation, adding two roof lights, and installing new fascias and gutters, which involved partially replacing the rotten roof jo. We utilized a high-quality reinforced single-ply roof covering and triple-glazed roof lights to transform the office into bright, energy-efficient space that retains heat in the winter and stays cool during the summer.
Garage roof replacement - Exeter
Rappsco carried out this roof refurbishment for a new customer via a recommendation. It was a complete removal of a large asbestos, metal frame garage roof, with new wooden roof trusses. New fibre cement slate roof, gable end cladding, new PVC fascias, soffits and gutters.
Commercial / Residential Conversion
Commercial space to 3 flats - Exmouth
This exciting project involved a three-story commercial building currently occupied by a large retailer. The plan was to allocate the first and second floors to the retailer while transforming the third floor into three two-bedroom flats, complete new services, a communal entrance, and a stairway. This endeavor presented several challenges, including coordinating work around a retailer and navigating a pedestrianized area. Rappsco was contracted to oversee and execute the entire project, resulting in three beautiful flats and satisfied clients!
Residential Renovation
Buckfastleigh
This property was completely vacant and needed a full strip-out, reconfiguration to add an extra bedroom, and full renovation which included the addition of a functional garden and parking. A requirement was to also bring the EPC to a C. The project encompassed various elements such as the kitchen, bathroom, plumbing, electrical work, landscaping, roofing, internal walls, windows, carpentry, and more. All these tasks were managed in-house by Rappsco.
